I hate the name of the process SPIN selling. Sounds shady... but it's not. S-P-I-N is just an acronym for a VERY powerful 4 step tool you should know and use.

Your potential clients will only be motivated to hire you or buy from you if they are clear about their NEED. You'd think by the time they get to us they know their need, but often they do NOT. Your job today is to

A) Download this paper HERE.

B) Read the instructions to you and copy/paste the actual white paper for your clients into a new word document.

C) Edit the word document for your marketplace and using some of your own phrases.

D) Send to everyone who is a Seller in your Database that has owned more than a few years (or just all the owners).

Depending on the size of your list, you may generate a LOT more than one lead from this.

She just got her first listing using the 3-Step System I briefly introduced you to in my last email.
Using this new 3-Step System with a video on Facebook, here’s Maggie herself:

What really caught my attention is she has never done video marketing before. This has been her first attempt at it.
Here’s what she shared as an encouragement with a fellow agent:

Today we are going to look for leads in a neighborhood. Ideally you have a neighborhood you like to work with already in your database. Run a new CMA for the neighborhood and print it out.

Offer to come talk about how you can net them more money - they THINK they save $ without you. The fact is they LOSE money since the ave FSBO sells for 9-20% lower than using an agent. And our cost is what??

It's amazing with the market as HOT as it is, FSBO's still aren't selling at the rate of listed properties. We are listing and selling FSBO's and so can you.

I asked him: “What’s the #1 best source of new business right now?”

Hey, it’s Donna Stott.
I was on the phone with my friend Andrey the other day. You may know him from his Annual Get Listings Summit or his Get Listings Academy.... and we were talking about how to get Listings. Which is all of our #1 issue right now, right? 
And I ask him: “What are you seeing is the #1 source of new listing business right now?  I mean...if I could wave a magic wand and have every Agent start doing ONE thing, what would it be to get the best results?”
He had an answer right away.
(A bit surprising)
Here is the bullet point version I scribbled down of his answer:
  • Put your COI, PC, and Lead Database into a spreadsheet
  • Upload that spreadsheet into Facebook as a “Custom Audience”
  • Record a short video every week that is helpful or informative to YOUR group
  • Promote the video to the Custom Audience for $1-5 a day
  • Rinse and repeat

What do you want?

More than ever in our lifetimes, knowing what is important to you NOW... is critical to your happiness and success.

Success starts with doing what we say we will do. Right? 

But what if we don't say anything?  What if we don't know what we want? 

when it comes down to it that, in a nutshell, is exactly the #1 problem in the lack of success and happiness in most people's lives.   They just don't KNOW what they want. 

So they can't SAY what they want.  Nor what they are willing to DO to get what they want.   

Why are we so afraid to look at this?  I have an idea about that...

For some reason, we believe if we state what we want... it might be the wrong thing. 

And being wrong is what ALL of us want to avoid.  Yet, every year, month, week... even every day we have the opportunity to say that we want something else. No one is going to hold you back on that.
