2. Your Past Clients - From this year and EVERY YEAR you have data for before this year. CAVEAT: They need to be someone who can do repeat business with you... or could refer someone to you. If not, contact them if you want to outside of work... but the WORK is about those that can do repeat or referral.

What Are Your Talents?

You, as a person who wants to help others, how can you use your real estate talents to help those who may not know they need help?

Build on the list you started on Friday. Review those leads you showed or went on listing appointments with but that didn't work out.

Did you take that time to reach out to every one of them? Did they reply? Were you able to reconnect?

Did you set up an appointment? Where you able to answer their questions? Did you send them any information?

If you didn't start your list, start it now and start contacting them within the next 28 minutes. If you didn't finish, keep going.

Your goal today is to set an appointment. It's very specific. Get at least one.

The appointment can be for today, later this month, or for January.

It's the time to look through your calendar and find people you DID NOT LIST or SELL this year.

Who was it that you gave up on this year that you could contact and set an appointment with NOW?

28 minutes.

Really quick - 10-minute max: Open your calendar (paper or online one) and start with January of THIS year... yes, go back 11 months.  Look for leads you showed or went on listing appointments with but that it didn't work out.

Write down every name of someone you could contact that did NOT work out this year. 

Now... you still have 18 minutes to contact people on this list and keep in your 28 minutes. If you need more time,...

OK... we're NOT going to lead generate with our 28 minutes today. Nope... don't do it. (Makes you want to, doesn't it? Don't tell ME not to!)

Yes, follow up with anyone you've promised to.... But for 28 minutes right NOW, we're going to close our eyes and VISION Next Year. A brand spanking new fresh year that is HIGHLY LIKELY to be better than THIS ONE - right??

Get a piece of paper to peek at and jot notes when you need to. Set a timer for 28 minutes and do this:

Imagine next year unfolding perfectly. Imagine each month. The listing leads you to generate. Buyer leads you generate.

Pull up the last CMA's you've done this year... you have them somewhere, right?

Look for matches in your Database of people that also own nearby the CMA you did for someone ELSE.

Change the subject property to them... make any minor adjustments... and send it to them.

"Was doing some research in your area and thought you might want an update on your homes' value.

WOWZA! Maybe you should think about selling and right-sizing! What do you think?"

Do this for 28 minutes and I bet you get a lead.

Garage sales? Wow... NOW??


That's probably a cry for help....
Will you answer?

Look up Garage or Estate sales for this week wherever they are posted... and plan... for 28 minutes... to follow up and find out why they are having them. 

ANYONE holding a sale between now and the end of the year is PROBABLY moving. Do some research. Call or drop off a note if stopping-by is not an option (and it may not be). 

At the least, even if they aren't moving, you can introduce yourself and offer future services. Add them to your Database to check on in a few weeks.

Even if they don't tell you the truth now about why they are holding a garage sale around the holidays ... there is a reason. And your follow-up could result in a sale next year.

What do you WANT to do today?

Not every business source is for "you" and that's more than just OK.... that is AWESOME!

Leave others to do the ones you don't like to do... if it's IMPORTANT to your business and you don't want to do it, then hire someone to do it for you.... but if it's not important to your business, just stop doing it. (Gasp)

And instead, do the thing you LOVE.

Look at the list of people you helped this year. Which one makes your heart sing to look at their names?

Call them and say how great it was to work with them this year.... how grateful you are... and ask if they have any friends or family you can be of service to in the coming year?

BETCHA get a lead... and I bet they are someone like the someone you called.
