What if you contacted FSBO's today for the SOLE PURPOSE of understanding more about the house they are selling and why they are selling it. And ONLY after you TRULY heard them and understood, you offered to come to preview the home just in case you come across a buyer that may be interested.

Do you think they'd be receptive to meeting you?

MOST for sale by owners will list with an agent.

Usually an agent they've met in person.

Usually, the agent that learned the most about them.

And the one that followed up the most and #nevergiveup on helping them when they were ready to accept your help.

Is that you?

It's who I would want to list with.

NOTE: If you need a break… take one. #NeverQuit does not mean never pause.  When we pause, we get more energy to pick back up again. PART of your plan should include pauses…  Think of our Formula One (55 minutes work, 17-minute break, 7 minutes of gratitude in a journal, or thank you notes) - see the pause in each day?

Consider that if you need it today. If you don’t, carry on:

Fact: People who own move once each 10-12 years on average. Renters more often.

That means for every 100-120 people you talk to, TEN will move in the next 12 months. The kicker is they may not KNOW they are moving until 2-6 months before they do it.

YOUR JOB is to be there when they figure it out.

Contact as many people as you can every day for 28 minutes or more....

Today I honestly don't care if you generate a lead... though you probably will if you do this.

Your job today is to call as many people you know that own homes within a radius of 5 miles from your office. Close your eyes and think. Who do you know?

Great, write down some names. Now... go google them. Yep, do a little computer research. Are there a few of them that you have something in common you didn't realize?

How about you call or email or text or FB chat or Link In, etc. with those people and mention that thing you have in common.

You don't even HAVE to mention real estate, though it would be best... if it doesn't naturally come up, casually mention your last/next open house, or a buyer/seller you are working with, or even a house you saw or are going to preview.

I know... it's not January 1st, but this is urgent.  So I broke out my crystal ball...

Too many agents lately are telling me they lost a listing or a buyer to a competitor who was charging less. This isn't about getting a lead, it's about not LOSING one to a competitor just because you are unaware and don't have a plan of your own.

Today's 28-minute action requires you to look at your local business closely. Tell the truth about what is reality. Big competitors are offering things unheard of before. Flat fee or very low listing fees with high-priced services. It's not "just stick it in the MLS." Buyers are being offered rebates from an Agent's commission.

October is the month to put the gas pedal to the floor and GET IT DONE!

Simple 28 minutes today:

Contact every Expired listing from this year in your own neighborhood or the 2 or 3 around yours. Talk to them as the neighbor who sells houses.

Did their problem change? The problem that caused them to list before? Probably not.

Offer to come by and go over their old listing with them... offer to give them 3 or more tips on what you would do differently if they listed the home again later (better pics, different wording, better list of items included, the addition of neighborhood amenities).

If you don't reach them, leave a copy (on your way home) of their listing marked up with suggested improvements on the next time you try to sell. Leave your contact information saying you have

So, they are desperate to sell you on their services and say anything to win you as a client.

This sweet-talking and high pricing may seem appealing now but isn’t so ideal in three months when you still haven’t received a single offer.
