Today's Lead a Day Club idea is very specific:

Choose your own neighborhood or one you farm.

Go to your tax rolls and search for NOT the zip code of the property - tax bill mail addresses.

Print and mail a letter to each absentee owner with something like this (edit at will):

Today's Date

Dear (insert name with mail merge or type it in if it's only a few),

Have you thought about selling your investment property in __________? Reasons it might be time:

1. We may be peaking again at prices very soon. In our area over the last 5 years, prices have gone up _____%. That’s a lot of equity built up that many owners don't realize.

2. The inventory of available homes for sale is _______ low/stable... making the competition among sellers in your favor. THIS WILL CHANGE but you have an opportunity now to BEAT the summer listings and still command top dollar.

3. Mortgage interest rates are still at record lows (insert graphs from KCM or your source), making homeownership more affordable and bringing new buyers into the market.

4. Rental rates have been rising dramatically, making renters enter the buyers market. Most investment properties can make great first-time homebuyers, so there is a HIGH demand for homes like yours.

5. There continues to be HIGH demand for homes available for buyers. Homes prices under $___ are selling like hotcakes. Yours could be next and there may even a buyer waiting for it!

6. You may be getting letters from people trying to buy your property for lower than market value... even from companies promising to sell "without the hassle of listing." Those people are trying to get some of YOUR equity. Don't make the mistake of giving it away. It's yours. My job would be to PROTECT your equity so YOU get all of it!
