How to Have a Profitable Relationship with Your Buyers

Not only is getting your Buyers' offers accepted a challenge, this will be the year of smaller and smaller offered Buyer-Agent Commissions. Several publications reported about this in January, 2022. In fact, Realogy, a publicly owned real estate and relocation company, filed a request against the National Association of REALTORS® to end their Cooperative Compensation Rule. This rule requires listing brokers offer buyer commissions to listings submitted to the Multiple Listing Service.

However, as it is now, sellers do not have to pay buyers commission and there are instances in which its stated so in the MLS listing. You, as a buyer’s agent, may not get paid a commission if you brought a buyer to that listing.

One way to ensure you will get paid is to have your Buyer’s Sign Buyer Broker Agreements to guarantee your Pay.

If you are going to work with buyers, and we recommend you do, it’s time you actually get HIRED to work with them for a Set Fee. Just like you do with Sellers.

We are one of the few Brokers in the last market run-up to REQUIRE potential Buyers to:

  1. Watch a full Buyer Presentation
  2. Sign a Buyer Broker Agreement guaranteeing a commission no matter what seller’s Broker offers
  3. Get fully Pre-Approved other than appraisal (and waive it most of the time anyway) and provide Proof of Funds before we showed homes.
  4. Referred out ANY buyer unwilling to do A, B, and C.
