Today's tip is to offer more service with no expectation of someone saying 

"I want to buy or sell.”

Try sending this email or note to your past buyer clients and buyers that bought your listings…  and to your centers of influence:

"I had an interesting conversation last week with a client about financing. They thought that refinancing was only a "once-a-lifetime” thing. 

So I wanted to share with this everyone I know:  In our current interest-rate environment, it is probably worth your time to explore refinancing.. if your current rate is at or above 3.875% -  or if you have equity you’d like to get out of the home to fix it up, pay for college, or buy an investment property, or for anything really..."

"For example, my client last week had a 5.675% rate on their loan they had for 6 years. They have 24 years remaining and a balance of $225K. Their principal and interest payments are $1389.16 a month. Refinancing to 3.2% lowered their P&I payment to $970.46 a month. Almost a $420 a month savings - over $5,000 a year! Interestingly enough if they  opt to do a 15 year mortgage (15 years at 2.75%) their payment will be $1524; $134 more a month that they are currently paying, but paying off the home loan 9 years earlier saving a TON of money. No matter what is the best option for you, how about we look at your numbers and see if this option is one you should explore at this time. Yes, there are some fees and you Restart at 30 years on your loan.
(Maybe you only owe for 20 more years now before refinancing)
