When you put your home on the market (or you want to purchase a home) you deserve to have an agent who’s really excited about marketing your (finding you your new) home. And with the terms you suggest that’s not me. So I would suggest we be willing to end it now rather than both be disappointed later and I thank you for the opportunity.
