Here’s an outside the box lead generation idea:

Work Property Managers

Mid-sized Property Managers often do not sell listings or have the time to properly service a listing. Creating relationship (notice it's not "making 1 call") with several property managers who manage rentals in the areas you work in.

Offer to write a blog for them on the market, offer to do yearly CMAS for their clients, offer to pay a referral fee (or even co-list) the homes that need to sell, and offer to send them your rental clients.

Find 2 to 3 today and send them a letter or email and then follow up up 2 days later with a phone call and email if you can. Reach out on social media, mail a 2nd note.... You might find them in your local NARPM chapter.

I noticed you are active in the same areas I am and wanted to offer you and your clients several services. I would be happy to write a monthly blog for your tenants and owners about the benefits of investing and or selling.

I would be happy to provide CMA’s yearly or on-demand. Of course, I would gladly pay you a referral fee for any listings or buyers that came out of this relationship.

Let me know your thoughts or if you have any questions. I'd really like to get to know you so I can also refer business to you! We are selling more and more investors and need good property managers. It could be a real win-win relationship.
